Rejecting An Offer

When you're selling a home you usually have an asking price and a price in mind of what you think is a fair offer for that Columbus or Port Perry real estate. This is usually between five and ten percent lower than the asking price in an even market or one that slightly favors the buyer. But sometimes your agent will call with news that an offer has come in that's lower than the range that you believe is fair. Then you have the choice of whether or not to accept the offer. Here are some things to think about before making that decision.

The first thing that you should do is take the time to look over the whole offer of purchase and not just the offer price. Sometimes there is more included in the offer that will help you decide whether it's in your best interest to accept or deny the potential buyers. If you are moving down south to start a business running Puerto Vallarta Mexico condo rentals, for instance, and have a specific day that you would like to have your home sold by, than you might be swayed by their proposed closing date. Or they could be willing to make an offer even though they know that the roof or furnace is in need of replacing.

If you've looked through the entire offer of purchase and still don't believe that it is an adequate price for your home than you should have an honest conversation with your local or Mississauga real estate agent about the potential deal. They have the knowledge and experience to tell you whether it's likely that this is the best offer you will get or might advice you to wait it out for something better. If you're dealing with a heavy buyer's market than you are not likely to get the full value of your home when selling it. But different market conditions will tell you how far below the value of that Scarborough real estate you should be willing to go.

On the other hand, if you're living in a seller's market than you might be getting multiple offers for your home. And some of them might be coming in for above the asking price you have listed for that local or Troncones real estate. If this is the case than you need to still be careful before rejecting one offer in the hopes of getting a better one. If you turn down too many potential buyers you could get a reputation that you're difficult to work with as sellers. This could make some great potential buyers not even bother to make an offer and you could end up losing out on a good deal.
